Fix and Flip Purchase loans
Purchase. Rehab. Sell. Profit.
- This loan allows our investors to purchase a property that needs repair and/or renovation with the intent to sell or refinance the property after the repairs and/or renovations are complete.
- This loan will provide financing for the acquisition of the property and financing for the monies needed to repair and/or renovate the property.
- The rehab monies are typically structured as a reimbursement for work completed. For example, you spend $6,000 to update the kitchen and once the work is completed, the Lender will reimburse you (through a “draw” from the budgeted rehab monies) after 3rd party inspection.
- The monthly payment on this loan type is typically an interest only payment, with a loan term between 12-18 months.
- The appraisal report for this loan type will generally have an “as-is” value (ie, a value of the property before repairs) and an “after repair” value (ie a value of the property after repairs are complete).
Short term bridge loans
Purchase then Exit…Quickly.
- This loan allows you to acquire a property with the intent to “exit” the property quickly, usually via another loan product (e.g.: a new construction loan) or through a sale (e.g.: wholesaling).
- Investors also use this loan type to refinance and take cash out from the available equity. This option allows an investor to take cash out for future investments while the property is listed for sale.
- The appraisal for this property includes an “as-is” value only.
- This loan is best suited for experienced investors and wholesalers.
30 Year Rental Loans
Long Term Rental Income? Check!
- This loan is used to purchase properties that don’t need rehab with a goal of long-term rental income.
- This loan can be used for cash out and rate/term refinance loans if the property is currently rented.
- This loan can be used to acquire properties for long-term rental income (e.g.: 12-month lease terms) and properties for short term rental income (e.g.: Air BnB, Vrbo, etc).
- The appraisal for this property includes an “as-is” value only. The appraisal will also include the appraiser’s estimate of the monthly market rent for the property based on similar rentals in the property’s market.
- 30yr rental loans can be used to finance 1 property with 1 loan (ie: single asset financing) or multiple properties with 1 loan (portfolio financing).
New Construction Loans
Built From The Ground Up.
- This loan allows an investor to acquire funding to build a property from “the ground up”.
- This loan type typically has a component for the purchase of the land and a component for the construction.
- Lenders are generally looking for investors who have completed a new build project or investors who have completed several purchase and rehab projects.
- Properly planning all components of the project, which includes ensuring sufficient capital is on hand, is crucial for the successful completion of the project.
